Most agents run social backwards. They post, they hope, they check the likes, and they wonder why the phone never rings.
Social isn't a billboard. It's a room full of people. Leads don't come from posting into the room and walking away. They come from talking to the people in it. The agents who win aren't the ones with the prettiest feed. They're the ones starting the most conversations.
Flip the model. Your posts aren't the product, they're the excuse to start a conversation. The lead lives in the comments, the DMs, the replies. That's the part almost everybody skips.
Here's the whole system. The posts that start conversations, a twenty-minute daily routine, the words to turn a like into a real talk, how to catch people who are quietly about to move, and how to get them into your CRM. There's an honest AI angle too, and a plug-and-play kit at the bottom.
Stop posting vanity content. These five pull a real reply out of a real person. Rotate them and skip everything else.
New coffee shop, school ratings, why that street sells faster. Be the local voice and quiet movers start watching you.
Plants: "Wait, is now a good time to sell in my area?"
How earnest money works. Rent versus buy math. One clear answer per post proves you know your job without saying "hire me."
Plants: "This person actually knows what they're doing."
Walking a listing, negotiating late, the closing table, the ugly house you saw today. People hire people they feel they know.
Plants: "I'd want someone like that in my corner."
A question, a poll, "drop a house emoji if you've wondered what your place is worth." Make it easy and hands go up.
Plants: a comment or a raised hand, which is a warm lead you can DM.
Family, workout, faith, the team you cheer for, the meal you cooked. Enough that you're a person, not a logo.
Plants: "Oh, I like this person," which is where every relationship starts.
You don't need all five every day. Run a weekly rotation, mix the pillars, and always end a post with something that invites a reply. A post with no on-ramp to a conversation is just decoration.
Twenty minutes, same window every day. This is the part that generates leads, not the posting. Check each block as you run it, then log your DMs to your coach.
How many real DM conversations did you start? Two or three a day is a full pipeline in a year. Send it and your coach sees the reps.
The block that scares people is the DM block, so they skip it and just post. Then they wonder why nothing happens. Posting is the warmup. The DM is the game. If you only do one block, do the last one. Take the people who already showed a little interest and go talk to them like a human. That alone will change your year.

"Hey [name], thanks for the love on that post. I saw you're over in [area] too. How long have you been in the neighborhood?"
"Appreciate the follow, [name]. I try to keep this page actually useful for people in [city], real estate stuff without the fluff. Anything you're curious about in the market right now? Happy to help either way."
"Saw your post about maybe outgrowing your place, congrats on the growing family by the way. No pressure at all, but if you ever want to know what your home could sell for or what your options look like, I'm always happy to run the numbers. Reach out anytime."
Notice what none of these do. They don't beg, they don't hard sell, they don't open with "are you looking to buy or sell." They start a human conversation and let real estate come up on its own, which it almost always does once the person likes you.
People announce their moves long before they call an agent. They just don't announce it to an agent, they post it to their friends. New baby, new job, empty nest, a "should we finally sell" in a neighborhood group. Every one is a lead standing in the open. Social listening is the habit of watching for them and answering like a helpful neighbor, not a salesperson.
The mistake here is pouncing. Somebody posts about a new baby and an agent slides in with "congrats, need to sell?" Everyone can feel that. Do the opposite. Congratulate them like a real person, add value with no strings, plant a seed they can pick up when they're ready. Slow is smooth and smooth is fast. Helpful always beats hungry.
— NapoleonA follower isn't a lead. It's a stranger who likes your content on a platform you don't own. If the algorithm shifts or your account gets locked, they're gone. The whole point is to move people off the platform and into a list you control, so they actually get worked.
The flow is simple. Someone engages, you start a DM, it gets real, and at the right moment you get their contact info into your CRM. The platform is the front door. Your CRM is the house.
If you're running Follow Up Boss or any real CRM, this dovetails perfectly. Every social conversation becomes a tagged contact on an automated cadence, so nobody you talked to ever slips through the cracks. Your feed feeds your database, and your database is what pays you for years.
This is the step that separates agents who "do social" from agents who get business from social. The ones who get business treat every DM like a lead capture. You still send them yourself. Use this to get versions in your own voice so you're not staring at a blank message box.
Five real DMs a day is your floor here, same twenty people, a few touches each, until real estate comes up on its own. No tracker to feed, no pipeline to babysit.
